One Town to another
Addison and Highland Park share something most of their neighbors do not: both are legally Towns, not cities. It is a small piece of trivia with a practical edge: small, self-contained municipalities run their own police, their own permitting and their own rhythm, and an appointment in one tends to feel like an appointment in the other. Highland Park is 10.7 driving miles south of us, and with 8,864 residents at the 2020 Census it is the smallest community in this service area.
Why the work here is resale and estate planning
Highland Park has had strict zoning since 1990, which sharply limits new construction. A town that cannot build outward or upward is a town where property changes hands rather than multiplies, and where families hold the same address across generations. Two categories of document follow directly from that:
- High-value resale paperwork. Warranty deeds, seller's affidavits, non-foreign affidavits, trust and entity resolutions authorizing a sale, and closing packages that a title company needs executed correctly the first time. There is no volume here and no assembly line; each file is its own event.
- Estate and succession documents. Trust instruments and amendments, certifications of trust, durable and medical powers of attorney, directives to physicians, deeds moving a residence into a trust, and self-proving affidavits attached to wills.
On that last item, the Texas rule is worth stating once more because it is so often misunderstood: a will is valid in Texas without a notary at all, under Estates Code § 251.051, with the testator's signature and two disinterested witnesses. The notary's role is the self-proving affidavit, which spares an executor a probate hearing later. We notarize documents you provide; we do not prepare, draft, select or advise on documents.
Highland Park Village and the appointments around it
Highland Park Village opened in 1931 and is widely cited as the first shopping center of its kind in the United States; the Dallas Country Club sits nearby. Between them they anchor a district where a fair number of signings happen away from the house (in a club room, at a professional's office, or over a table at the Village) because the signer prefers a neutral setting or simply happens to be there. We are equally comfortable at a front door or in a quiet corner, and we arrive in an unmarked vehicle without signage or branded folders.
Discretion is not a marketing line here, it is part of the service. We do not discuss clients, addresses or documents, and the notary journal records only what Texas law requires, which, since Senate Bill 693 took effect on 1 September 2025, must be retained for ten years for traditional notarizations and five for online ones.
In person versus online
Gwen also holds a separate Texas online notary public commission, which is useful when a family member is out of state or a single form needs signing between flights. For the documents Highland Park generates most, though, the choice is made for you: wills, codicils and testamentary trusts cannot be notarized remotely in Texas and must be signed in person. An estate signing is a house call, full stop. Details of both formats are on mobile notary and online notary.
Recording and booking
Highland Park lies within Dallas County. Deeds record with the Dallas County Clerk at the Records Building, 500 Elm St Ste 2100, Dallas 75202, or at the North Dallas branch, 10056 Marsh Lane, Dallas 75229, which is the shorter trip from most of the Town.
Highland Park addresses in 75205, 75209 and 75219 are in Zone 3, so for individuals the visit fee is $45, charged once per visit, plus the $10 State fee per notarization: $55 for one notarization, $65 for two; addresses in 75225 are in Zone 2, with a $25 visit fee ($35 for one notarization). The ZIP box in the calculator on pricing gives the exact zone for your address, and the written quote confirms it.
State notarial fees are set by Texas Government Code § 406.024 and § 406.111. Travel and convenience fees are separate and are not notarial fees.
Tell us the documents, the address and the window, and we will confirm the total in writing before anything is booked; the visit fee is itemized separately from the statutory notarial fee, as set out on pricing. Call or text us, or send the details through contact.
