A district, not a city, and it matters
Las Colinas is 12.9 driving miles from Addison, and Valley Ranch is a shade closer at 12.4. Neither is a city. Both are districts inside Irving, and Las Colinas, about 9.4 square miles, has been privately governed by the Las Colinas Association since 1973. Because it is a district rather than a municipality, no Census population figure exists for it, and you will not find an invented one on this page.
The distinction is practical as well as pedantic. Irving is a large city: its southern, city-hall end is 16.7 driving miles from Addison, still inside our 20-mile radius but a noticeably longer drive than this northern end. This page is about Las Colinas and Valley Ranch.
The corporate tier
Caterpillar Inc. moved its global headquarters to Las Colinas in 2022. Fluor Corporation is at 6700 Las Colinas Boulevard. Vistra Energy, Kimberly-Clark, McKesson, Michaels Stores and Commercial Metals are here, with regional offices for Citigroup, Verizon and Allstate, and CEC Entertainment, Chuck E. Cheese, is headquartered in Irving at 1707 Market Place Boulevard. That density produces a specific rhythm of work: board and entity resolutions, officer certificates, assignment and confidentiality agreements, vendor and lease signatures, and affidavits tied to transactions closing in another time zone.
It also produces relocation paperwork. New hires arriving from overseas or from another state bring identity affidavits, consents, and powers of attorney authorizing someone at home to act for them. One frequent question deserves a precise answer: a Form I-9 is never notarized; it carries no notarial certificate. A notary may, however, act as an employer's Authorized Representative to complete Section 2, and when doing so in Texas must not affix a notary seal or charge a notary fee for that work. It is a service, not a notarization, and we are careful about the difference.
The hospital and the senior-living cluster
Medical City Las Colinas at 6800 N MacArthur Boulevard is a 100-bed hospital with Level III trauma designation, and it is a regular destination for medical and durable powers of attorney signed at short notice. Around it sits an unusual concentration of senior living (Washington Pointe Las Colinas, The Eden of Las Colinas and Avalon Memory Care among them), which brings the most sensitive appointments we handle.
The standard in those rooms does not bend. The signer must be awake, must understand what the document is, and must be signing of their own free will, with acceptable identification. If a resident cannot demonstrate that, the honest answer is that we cannot proceed, and we say so on the spot rather than afterwards. We notarize documents you provide; we do not prepare, draft, select or advise on documents, and we do not assess anyone's capacity beyond what a notary is required and permitted to observe.
Meeting points and recording
Las Colinas gives us more landmarks to meet at than most places: the Mustangs of Las Colinas sculpture at Williams Square, the Mandalay Canal with its gondolas, Toyota Music Factory, the Irving Convention Center and the University of Dallas. Hotel lobbies near the convention center are a standing option for visitors who need something witnessed between sessions.
Irving is in Dallas County, so deeds and other recordable instruments go to the Dallas County Clerk at the Records Building, 500 Elm St Ste 2100, Dallas 75202. The North Dallas branch at 10056 Marsh Lane, Dallas 75229 accepts the same filings if it fits your route better.
Remote sessions, and the estate carve-out
Gwen holds a separate Texas online notary public commission, which suits the corporate work here well: a signature page can be executed in a recorded audio-video session without anyone crossing the metroplex at 5 p.m. The carve-out is fixed: wills, codicils and testamentary trusts cannot be notarized remotely in Texas and must be signed in person. For residents of the senior-living communities, that is not a technicality but the whole point: the estate documents that matter most must be signed face to face, which is exactly what a traveling notary is for. See online notary and mobile notary for both formats, or call or text us and send the details through contact; the total is confirmed in writing before we book.
Las Colinas and Valley Ranch (75039 and 75063) are in Zone 3, so for an in-person visit to an individual the visit fee is $45, charged once per visit, plus the $10 State fee per notarization: $55 for one notarization, $65 for two. The ZIP box in the calculator on pricing gives the exact zone for your address, and the written quote confirms it.
State notarial fees are set by Texas Government Code § 406.024 and § 406.111. Travel and convenience fees are separate and are not notarial fees.
